APARTMENT BLOCK & ESTATE MANAGEMENT

OMK provide bespoke block management services for Owners’ Management Companies (‘OMCs’) and manage all of the common areas within multi-unit developments that are vested in an OMC, or individually managed. With over 50 years of combined experience in the Irish Property Industry, our team coordinate and oversee regular onsite maintenance and upkeep of common areas such as electrical and gutter repairs, CCTV and fire alarm installations, and access control management. As an Agent, we provide a range of services to cater to the needs of all owners/members.

Financial Management & Administration


Block management is a service offered by licensed agents to the owners of a building or estate to assist them in administering both the financial and day-to-day operation of the company. This includes the apportionment, invoicing and timely collection of service charges. 


As part of our financial management and administration services, we take care of the maintenance and reconciliation of bank accounts, both current and sinking fund, and the keeping of books in compliance with Accounting Standards. Our ­Xero certified team offer a bespoke bookkeeping package which includes the full preparation of routine and timely financial reports to assist in decision making and the preparation and presentations of all books and financial records for Audit and the fielding of queries relating to same. 


Our team handle all insurance enquiries, including correspondence in relation to insurance claims. OMK will also negotiate renewal terms on behalf of the OMC and conduct annual value-at-risk (VAR) assessments. 




Corporate Compliance and Regulation


In addition to day-to-day financial management and administration, we prepare annual CRO returns including the filing of certified and audited accounts, changes in directors and secretaries, and the filing of special resolutions. At all times we record and maintain changes to the Members Register of the company, and the Register of Beneficial Owners. 

We look after regulatory and corporate matters such as the convening of Annual General Meetings (AGMs) and issuing of reports and notices in accordance with the Multi-Unit Developments Act 2011. Our team prepares the minutes of Annual General Meetings in conjunction with Members in attendance, and produce copies of same for Members’ approval at each subsequent AGM. At all times, we advise the Board of changes and updates in best practice and relevant legislation.



Building and Estate Management


Finally, our team prides itself on a boots-on-the-ground approach to estate management. With our central location in Dublin 2, we conduct regular site inspections which allow us to quickly identify problems or potential issues at an early stage, and intervene in a timely manner. Such inspections ensure that the regular onsite maintenance and cleaning arrangements are adhered-to and completed to a satisfactory standard.
